EXPERTS IN PROPERTY MANAGEMENT
Ready to help you at ANY time of the day... or night
Every owner asks the same first question, so let's answer it up front: our property management fees are a flat, transparent percentage of the rent we actually collect, with a separate one-time leasing fee when we place a tenant. Most local competitors bury their pricing behind a "call us" wall. We would rather tell you what property management costs in NJ and PA before you ever sign anything — that honesty is exactly why owners across seven counties leave us over 330 five-star Google reviews.
No junk fees, no markups on maintenance, and no long-term lock-in on a management contract you can't read. Ask us for the number on the first call — we'll give it to you.
Full-service residential, HOA & commercial management across Mercer, Middlesex, Somerset, Burlington, Hunterdon & western Monmouth NJ + Bucks County PA.
A property management fee isn't a line item — it's the whole landlord workload handled for you. Here's exactly what our flat percentage pays for, so you can see where the money goes before you compare us to anyone else.
The one-time leasing fee covers marketing your unit, running showings, and screening every applicant — credit, income, rental history, and background — against fair-housing-compliant criteria. We don't get paid this fee until a qualified tenant is placed and the lease is signed, which keeps our interest aligned with yours: a good tenant, fast.
Tenant screeningThe monthly management percentage covers online rent collection, posting every payment to your statement, and depositing your net proceeds. When a tenant is late, we send notices and start the legal clock the same week — at no extra charge. You are billed on rent we actually collect, so if the unit sits empty, you are not paying a management fee that month.
Rent collectionCoordinating repairs is part of the flat fee, not an add-on. Tenants report issues through a 24/7 portal; we dispatch vetted local vendors and you approve anything over a threshold you set. We don't mark up vendor invoices or take a cut of maintenance, so the price on the bill is the price you pay — the single policy where owners most often find hidden fees at other firms.
Move-in, periodic, and move-out inspections are covered, along with keeping your rental registrations current and your security deposit handled to New Jersey and Pennsylvania law. The documentation protects your deposit position and keeps a technical misstep from sinking an otherwise good case. Municipal inspection or registration fees themselves are passed through at cost, never padded.
Your owner portal — included in the base fee — carries monthly statements, itemized income and expenses, and the year-end documents your accountant needs. Out-of-state owners get the same visibility as someone across town. There's no separate "technology fee" or "portal fee" tacked on; the reporting that lets you treat the rental as an investment is simply part of what management means here.
Landlord servicesWe won't quote your exact rate on a web page — it depends on your property type, location, and number of units, and any firm that promises one flat number sight-unseen is guessing. What we can do is show you the honest market ranges so you know what "normal" looks like before anyone pitches you.
The single most useful thing you can do is compare total annual cost, not the advertised rate. On your free rental analysis we'll put our full fee — management percentage plus leasing fee, all of it — on one page so you can do exactly that comparison. For a deeper breakdown of the market, see our guide to average property management fees in NJ.
Paying a management fee makes sense when your time, distance, or number of units means self-managing costs you more than the fee saves. It's the right call if you're an out-of-state or absentee owner who can't run showings and repairs from afar; if you own more than one or two units and the admin has become a second job; if you're a first-time landlord who wants the leases, notices, and deposit handling done correctly the first time; or if you simply want a rental to be an investment rather than a weekend obligation. It's less essential if you live next door to a single unit, enjoy the hands-on work, and already know NJ and PA landlord law — in that case a lighter service like standalone tenant screening or rent collection may be all you need, and we'll tell you so honestly rather than sell you a full-management contract you don't need.
Pricing is where property management companies lose trust, so it's where we've decided to earn it. Only one other local firm publishes its fees at all; the rest make you call to find out. We put our management percentage and leasing fee in writing before you commit, we don't mark up maintenance, and we don't lock you into a contract you can't exit. Being the best-reviewed firm across our seven-county service area — over 330 five-star Google reviews — doesn't mean being the most expensive; it means owners keep confirming the number they were quoted is the number they actually pay.
I had a wonderful experience renting my home through Extra Property Management. The whole process was smooth, professional, and stress-free. The team was always responsive, helpful, and made everything easy. Highly recommend!
I had a few properties that became too much for me to handle on my own, but Extra Property Management did an amazing job. They helped me with everything, keeping track of the details, and taking care of my tenants with respect.
Extra Property Management is a reputable company with efficient services and dedicated staff. I had a positive experience working with them.
Most full-service property management fees in NJ run about 8–10% of the rent collected each month, plus a one-time leasing fee of roughly half to a full month's rent when a new tenant is placed. Your exact rate depends on the property type, location, and number of units. We quote you the full figure in writing before you sign — ask us on your free rental analysis.
The monthly percentage covers rent collection, owner payouts, maintenance coordination, inspections, compliance, and full financial reporting through your owner portal. Tenant placement and screening are handled under the separate one-time leasing fee. There is no extra portal fee, technology fee, or maintenance markup on top.
No. Our management fee is a percentage of rent actually collected, so an empty unit doesn't generate a monthly fee. That structure keeps our incentive aligned with yours — we don't get paid to let a vacancy sit, we get paid to fill it and keep the rent flowing.
No. We don't mark up vendor invoices and we disclose every charge before you sign. The common "hidden" fees at other firms — setup fees, lease-renewal fees, maintenance markups, reserve or vacancy charges — are how a low headline rate ends up costing more. We'd rather show you the whole number than surprise you later.
We do, and we'll share it. Rather than post a single rate that can't fit every property, we build your fee schedule during the free rental analysis based on your unit's type, location, and count. HOA and commercial properties are scoped and quoted separately. You'll see the full schedule — management percentage and leasing fee — before any commitment.
