The one-time leasing fee covers marketing your unit, running showings, and screening every applicant — credit, income, rental history, and background — against fair-housing-compliant criteria. We don't get paid this fee until a qualified tenant is placed and the lease is signed, which keeps our interest aligned with yours: a good tenant, fast.

The monthly management percentage covers online rent collection, posting every payment to your statement, and depositing your net proceeds. When a tenant is late, we send notices and start the legal clock the same week — at no extra charge. You are billed on rent we actually collect, so if the unit sits empty, you are not paying a management fee that month.

Maintenance coordination

Coordinating repairs is part of the flat fee, not an add-on. Tenants report issues through a 24/7 portal; we dispatch vetted local vendors and you approve anything over a threshold you set. We don't mark up vendor invoices or take a cut of maintenance, so the price on the bill is the price you pay — the single policy where owners most often find hidden fees at other firms.

Inspections & compliance

Move-in, periodic, and move-out inspections are covered, along with keeping your rental registrations current and your security deposit handled to New Jersey and Pennsylvania law. The documentation protects your deposit position and keeps a technical misstep from sinking an otherwise good case. Municipal inspection or registration fees themselves are passed through at cost, never padded.

Financial reporting

Your owner portal — included in the base fee — carries monthly statements, itemized income and expenses, and the year-end documents your accountant needs. Out-of-state owners get the same visibility as someone across town. There's no separate "technology fee" or "portal fee" tacked on; the reporting that lets you treat the rental as an investment is simply part of what management means here.

How the two fees work together

  • Percentage vs. flat-fee models — most NJ and PA managers, us included, charge a percentage of collected rent because it keeps the manager motivated to keep the unit rented and the rent paid. A few charge a flat dollar amount per door; that can favor high-rent properties and hurt low-rent ones.
  • The leasing fee is one-time, per tenant — you pay it when a new tenant is placed, not every year. A manager who keeps good tenants in place for multiple lease terms is saving you that fee, which is why turnover — not just the headline percentage — is what really drives your cost.
  • Watch the add-on fees — the cheapest-looking percentage often hides setup fees, lease-renewal fees, maintenance markups, "reserve" charges, and vacancy fees. Add them up and a headline 6% can cost more than a transparent 9%. We disclose ours in full before you sign.
  • HOA and commercial are quoted differently — association and commercial-building management aren't priced as a percentage of one rent, so those are scoped and quoted per property. Ask and we'll walk you through it.

Who this pricing is for

Paying a management fee makes sense when your time, distance, or number of units means self-managing costs you more than the fee saves. It's the right call if you're an out-of-state or absentee owner who can't run showings and repairs from afar; if you own more than one or two units and the admin has become a second job; if you're a first-time landlord who wants the leases, notices, and deposit handling done correctly the first time; or if you simply want a rental to be an investment rather than a weekend obligation. It's less essential if you live next door to a single unit, enjoy the hands-on work, and already know NJ and PA landlord law — in that case a lighter service like standalone tenant screening or rent collection may be all you need, and we'll tell you so honestly rather than sell you a full-management contract you don't need.

How much does property management cost in NJ?

Most full-service property management fees in NJ run about 8–10% of the rent collected each month, plus a one-time leasing fee of roughly half to a full month's rent when a new tenant is placed. What's included in your management fee?

Do you charge a fee when my unit is vacant?
