EXPERTS IN PROPERTY MANAGEMENT
Ready to help you at ANY time of the day... or night
Extra Property Management is a full-service property management company working for rental owners across New Brunswick and the rest of Middlesex County. Our office is at 354 S Broad St in Trenton, about 25 miles down Route 1 — close enough to walk a Sixth Ward student unit, meet a contractor at a downtown tower, or file with the New Brunswick Rent Control Office when it matters. We have earned a 4.8-star rating across 253 Google reviews doing the unglamorous work well: screening tenants, collecting rent on time, and keeping owners informed in a rent-controlled, Rutgers-driven market that punishes guesswork.
Full-service residential, HOA & commercial management across Mercer, Middlesex, Somerset, Burlington, Hunterdon & western Monmouth NJ + Bucks County PA.
Whether you own a single downtown condo, a Sixth Ward house rented by the room to Rutgers students, or a small portfolio of multi-family buildings, we handle the day-to-day so you don't have to. Our residential property management and commercial management in New Brunswick cover the full cycle from vacancy to renewal — built around the city's rent-control rules and student-lease calendar.
Acting as your leasing agent in New Brunswick, we market your unit across the major rental portals and the student channels that actually fill Rutgers-area housing, show it, and run full tenant screening on every applicant — credit, income or guarantor verification, eviction history, and prior-landlord references. With roughly 78% of the city renting, applicant demand is deep; our tenant placement services hold out for a tenant who pays and stays.
Tenant screening processTenants pay through an online portal with automatic reminders and late-fee enforcement, and we deposit your net proceeds by direct transfer with a clear monthly statement. In a student market where an August-to-July lease cycle and multiple roommates complicate cash flow, our rent collection services keep payments on schedule and act on arrears immediately rather than letting them build.
Rent collection servicesNew Brunswick's stock runs from brand-new downtown towers to century-old two-to-four-family houses in the Fifth and Sixth Wards, and each needs a different maintenance touch. We coordinate repairs through vetted local vendors, hold to a spending threshold you approve in advance, and give tenants a 24/7 way to report issues — so small problems get fixed before they become the code violation or lead-inspection headache older housing invites.
We document move-in and move-out condition with photos, run periodic interior and exterior checks, and coordinate the certificate-of-occupancy and required lead-safe inspections that older pre-1978 New Brunswick housing now triggers under New Jersey law. Consistent inspections protect your security-deposit position, keep student units in code, and catch lease violations early.
If a tenancy goes wrong, New Brunswick landlord-tenant cases are filed with the Special Civil Part of the Superior Court, Middlesex Vicinage, at the county courthouse right here in the city, and New Jersey's Anti-Eviction Act limits removals to specific just causes. We manage the process end to end — proper notice, filing, and court coordination — and our screening is designed to keep you out of that courtroom in the first place.
Eviction servicesYou get itemized monthly statements, year-end summaries built for your accountant, and on-demand access to every invoice and lease document through the owner portal. For out-of-state and out-of-town investors — and New Brunswick's downtown building boom pulls in plenty — that transparency is the difference between owning an investment property and worrying about one.
Much of New Brunswick's rental income comes from apartment buildings and mixed-use property — garden-style walk-ups, converted student houses, and ground-floor retail beneath downtown residences. We provide apartment-building and commercial property management for the multi-family and mixed-use owners who make up the core of this market, coordinating unit turnover, common-area upkeep, and commercial-tenant leasing under one roof.
New Brunswick has far fewer suburban HOAs than sibling towns, but the newer downtown condo and mid-rise conversions do run on association governance. We offer condo and HOA management — dues collection, vendor oversight, and board reporting — and manage individual condo rentals in those buildings. Short-term rental (Airbnb) demand exists near Rutgers and the hospitals, but rent control and state occupancy taxes constrain it; we advise honestly on where short term rental management makes sense. See our HOA management services.
New Brunswick is one of the most renter-heavy cities in Middlesex County: about 78% of its roughly 15,700 occupied homes are renter-occupied — nearly three of every four households rent, far above New Jersey's statewide rate of around one in three. Asking rents skew high because of the Rutgers student market and a wave of new downtown luxury towers; RentCafe put the average near $2,170 a month in mid-2025, while Zumper and Apartments.com report medians closer to $2,500–$2,600 across all bedroom types in early 2026, up roughly 8% year over year. Older rent-controlled units run well below those asking figures. A serious rental market analysis here means knowing which of those worlds your building sits in before you set a price.
Demand rests on three anchors: Rutgers University's flagship New Brunswick/Piscataway campus and its tens of thousands of students; a wall of institutional employers — Johnson & Johnson's world headquarters, Robert Wood Johnson and Saint Peter's University Hospitals, and the new Jack & Sheryl Morris Cancer Center; and New Brunswick Station on NJ Transit's Northeast Corridor Line, a one-seat ride to New York Penn Station now getting a roughly $70M modernization. The dominant investment stock is downtown condos, student houses, and garden-style multi-family — there is very little detached single-family rental relative to the multi-family and student-oriented supply. New Brunswick has no dedicated short-term-rental ordinance today, but rent control, student leasing, and state occupancy taxes limit Airbnb use in practice, so nearly all of our work here is standard long-term leasing.
New Brunswick is a rent-controlled city. Most units fall under the City's Rent Control Ordinance (Municipal Code Ch. 5.80), which caps annual rent increases — the maximum allowable increase was 2.8% for 2024 and 3.4% for 2025 — with amendments effective Jan. 1, 2024 and Jan. 1, 2026. Owners must file annual Rent Control Registrations with the City's Rent Control Office (732-745-5050), and anyone registering more than two units must register online. Get an increase or a registration wrong here and the exposure is real.
The statewide layer applies on top: New Jersey's Landlord Registration statute (N.J.A.C. 5:10) requires a Landlord Identity/Registration Statement; newer state laws mandate liability insurance and, for pre-1978 housing, lead-safe or lead-free certification with periodic lead inspections; the Truth-in-Renting Act requires the DCA statement; the security-deposit cap is one and one-half months' rent; and the Anti-Eviction Act governs allowable grounds and notices. We handle the annual rent-control and state registrations, the disclosures, deposit compliance, and the CO and lead inspections for you — the exact avoidable exposure a manager exists to prevent.
Search "property management New Brunswick NJ" and you mostly find student-housing brokers and out-of-town managers who treat a rent-controlled Rutgers market like any other suburb. We don't. We combine a genuinely local NJ team, real fluency in the city's rent-control and lead-inspection rules, and a 4.8-star reputation built on 253 verifiable Google reviews — the largest, most current review moat of any manager working this market. For a market this multi-family, this student-driven, and this regulated, that mix of local knowledge and proven service is exactly what an investment-property owner should be hiring for.
I had a few properties that became too much for me to handle on my own, but Extra Property Management did an amazing job. They helped me with everything, keeping track of the details, and taking care of my tenants with respect.
Great team. They have good properties, all in good condition, and they're very fast and efficient with their work. I can't wait to move into my new place. Thank you Extra Property Management.
Absolutely professional. Everyone at Extra Property Management is competent, friendly, well-informed, and above all always solution-oriented. They deliver what they promise.
Most full-service property managers in New Brunswick and greater Middlesex County charge between 8% and 10% of collected rent for ongoing management, plus a one-time tenant-placement fee that typically runs from half a month to a full month's rent. We publish our property management fees up front in a free rental analysis so you can compare honestly rather than guessing — affordable, flat-rate management with no surprise line items.
"Best" comes down to local knowledge, responsiveness, and a track record you can verify. Extra Property Management holds a 4.8-star rating across 253 Google reviews, understands New Brunswick's rent-control and lead-inspection rules, and manages the apartment buildings, student houses, and downtown condos that make up this market. We'd rather earn your business with a straight rental analysis than a sales pitch.
Yes — that's the core of this market. We provide Rutgers student rental property management and apartment-building management, from Sixth Ward houses rented by the room to garden-style walk-ups and downtown mid-rises. We run the August-to-July student lease cycle, guarantor screening, roommate rent collection, and multi-family maintenance under one roof. Tell us whether you own a single unit, a house, or a building and we'll scope it.
We do. New Brunswick eviction cases are filed with the Landlord/Tenant Section of the Special Civil Part, Superior Court of New Jersey, Middlesex Vicinage, at the county courthouse in the city, under New Jersey's Anti-Eviction Act. We manage notice, filing, and court coordination from start to finish — though our upfront tenant screening is built to keep you out of that process in the first place.
Regularly. New Brunswick's downtown building boom draws investors from across the region and out of state, and our owner portal, monthly statements, and local hands-on team are built so an out-of-state owner never has to fly in to manage a problem. We handle showings, maintenance, rent collection, and the annual rent-control and state registrations, and everything in between.
