As a guideline, we look for household income around three times the rent, reasonable credit and rental history, and no relevant evictions, though requirements vary by property and owner. If yours is unusual, tell us and we'll factor it in.
Yes. There's a non-refundable fee per adult applicant covering your credit, background, and rental-history checks, paid securely online. We tell you the amount up front.
Each owner sets the pet policy, so it depends on the property. Many are pet-friendly, with a pet deposit or monthly pet rent. Assistance and service animals follow fair-housing rules, not the pet policy.
In New Jersey, the deposit is capped at one and one-half months' rent and returned within 30 days of move-out minus lawful deductions. In Pennsylvania, it can be up to two months' rent in the first year, also returned within 30 days.
Once you're a tenant, submit a maintenance request through your online portal any time, and we route it to a vetted local vendor. For emergencies like a burst pipe or no heat, there's an emergency line.
